We offer:

  1. Conventional Fixed Rate Mortgages- You can choose from 10-year, 15-year, 20-year-, 30-year, 40-year and even 50-year fixed-rate mortgages, all of which are completely amortized.
  2. FHA Loans - FHA mortgage loan types are insured by the government through mortgage insurance that is funded into the loan.
  3. VA Loans - This type of government loan is available to veterans who have served in the U.S. Armed Services and, in certain cases, to spouses of deceased veterans. The requirements vary depending on the year of service and whether the discharge was honorable or dishonorable. A VA loan does not require a down payment from the borrower, its chief benefit. The loan is guaranteed by the Department of Veteran Affairs, but funded by a conventional lender.
  4. Adjustable Rate Mortgage Types - Adjustable-rate mortgages (ARMs) come in many types, and the interest rate fluctuates. It can move up or down monthly, semi-annually, annually or remain fixed for a period of time before it adjusts.
  5. 203k Loans - Provides funds to a borrower to renovate and purchase a home by rolling the funds into one loan.
  6. Reverse Mortgages- Reverse mortgage are available to any person over the age of 62 who has enough equity. Instead of making monthly payments to the lender, the lender makes monthly payments to the borrower or sets up a line of credit for as long as the borrower resides in the home. The interest rate can be fixed or adjustable.
  7. Next Home Downpayment Assistance – Provides down payment assistance that is forgivable after a period of time.  To make up for this, interest rates are a tick higher.  All Next Home loans are done through FHA.
  8. Next Home with MCC – First time homebuyers can receive down payment assistance AND a tax credit through this program. 
  9. USDA – Applicants for loans may have an income of up to 115% of the median income for the area.  Families must be without adequate housing, but be able to afford the mortgage payments, including taxes and insurance.  In addition, applicants must have reasonable credit histories.
  10. Reverse Mortgage for Purchase- this program is a unique way for seniors (62+), to purchase a home in order to downsize, upsize, move to the lakes, whatever the case may be.  This program will require a significant down payment; however, there will be no monthly payments required moving forward.
